Initial Contact

We recommend getting in contact with our team as early as possible, even before you have plans or concepts. We arrange a site visit, to meet and discuss your project.

This allows us to assist you, by understanding possible site constraints that you may have, as well as giving us an understanding of your design goals, budget limitations and timing constraints.

Concept Design & Consultation

We arrange a meeting with our preferred architectural design team. Throughout the design process all three parties are in constant communication, to achieve a design that best reflects your own vision. We work alongside the design team to ensure that the design works within your budget, while keeping to the overall design ideals.

Finish Selections

Once a broad design has been created, we consult with you about desired level and type of finish that you wish to achieve throughout your project. These include, floor coverings, cladding materials, joinery materials and concept layouts, and any other materials specific to your project.

We arrange selection appointments with our preferred suppliers, once all your fixtures have been selected, we can move on to the next stage.

Cost Estimating

This process is completed in-house, to ensure that estimates are accurate to our stringent construction process. Initial estimating may commence during the design phase, to limit the amount of redesign required.

While not always possible, we work hard to ensure that the first price that you see, is as close to the actual cost of your project. During the estimation process we will constantly seek feedback from you, to ensure that the price we develop works within your budget.

We develop a thorough document that covers cost breakdowns, as well as inclusions and finishes.

Estimate Delivery

Once the initial estimation document is complete, we arrange a meeting with you and hand-deliver this estimate. By hand-delivering, it gives us a chance for us to go over the different parts of the estimate and explain all the inclusions.

It gives you great opportunity to ask any questions or raise any concerns you may have. We have found that this step is very important in creating trust and understanding between us and our clients, much more than an email dropped in your inbox.

Structural Design

Once our initial estimate has been accepted, we will begin the structural design phase by contacting preferred structural engineers, to create a package of drawings ready for construction.

Estimate Amendments

Now that structural drawings have been completed, we can provide updated construction estimates. Building design seldom meets budget limitations, so don’t worry, we’ll work with our design and structural team to make any changes necessary to keep the construction within your limitations.

Approval Process

It’s now time to submit your plans and concepts for council approval. This can be a daunting experience, but don’t worry, we’ll take care of the whole process for you.

Fixed-Price Contract Development

Now that all approvals have been granted, and any estimates amended, we develop a thorough fixed-price contract. We don’t believe in ‘variation taxes’ that some building companies dispense, so we strive to include everything into our contracts, reducing the need for variations throughout construction. Transparency is our commitment, and our contract strives to deliver that.

Scheduling

The next step is pivotal, we develop a construction timeline, that we share with both you and our major suppliers, as well as any contractors we may need to engage. We then get conformation from all parties to ensure that the project can be fulfilled in a timely and efficient manner.

Construction

We begin meticulous construction of your project. Throughout the project we encourage you to attend the site regularly, provide feedback and ask all the questions you may have.

See something during construction that you want to change? We will do everything we can to make those changes for you, after all, we want you to be 100% happy with the finished product.

Handover

Upon practical completion of construction, we conduct a thorough defect inspection with you, to ensure that the finished product is everything that you dreamed of. Any imperfections are then rectified, and we hand over the project to you.

12-Month Follow Up & Support

All our work comes guaranteed by mandatory warranties, so we re-attend site one year after handover to inspect your project, ensuring that everything is still in great shape.

We also want to know how well you house functions, and any changes you would have made, now that you have lived there for 12 months. If there is anything we can do to make changes, we will endeavour to assist you.

If you notice something not quite right before the 12-month visit, reach out to our team and we will intervene promptly.
